MERRIMACK – The John Flatley Co. is seeking to build a mixed-use development on 150 acres of land located on the north side of town along the Daniel Webster Highway.

The project is similar to the Tara Heights development in South Nashua that also was constructed by the Flatley Co.

The land sits north of the Reeds Ferry Fire Station, across from Depot Farm Stand on the east side of D.W. Highway, and surrounds a parcel of land owned by plastics company Saint-Gobain.

“They’re looking to do industrial, commercial, multi-family residential, restaurant and retail use,” said Tim Thompson, Merrimack’s community development director.

According to the Nashua company’s application, the development includes 240 apartment units, 290,000 square feet of retail and 120,000 square feet of industrial space. The plan shows a 242-seat restaurant west of the industrial building. The proposed apartments include 110 one-bedroom units and 130 two-bedroom units.

The lot consists of five parcels of land that are mostly vacant, aside from a single-family rental home and a former fish hatchery.

The Planning Board will now review the mix of projects, layout, design, traffic patterns, and other issues, Thompson said.

“If the application is successful, they’ll get a conditional use permit.”

For property access, Flatley proposes to share the existing entrance to Saint-Gobain as well as create three new access driveways off D.W. Highway. The new driveways need to be reviewed and approved by the New Hampshire Department of Transportation.

Flatley has reached out to neighbors and abutters for comment, according to Thompson, but there hasn’t been much feedback yet.

Thompson said it could be six months before a completion for the project is determined.

“There’s an additional piece to the puzzle,” he said. “There’s a large potential component of an industrial user.”

The lot may be subdivided for another applicant to establish an industrial property behind Saint-Gobain. Until that plan is finalized, there won’t be a time line for the project’s completion.
