Nashua industrial building on Cellu Drive sold for $21 million

NASHUA – A large industrial building in Nashua has changed hands for $21 million, but its tenants will remain.

The 227,000-square-foot building on Cellu Drive, behind a Target store on Amherst Street, holds Crane & Co. and GL&V, both involved in the paper and printing industries.

It was sold to Burlington, Vt.-based real-estate developers Pizzagalli Properties from Boston-based developers Liberty Cos. The price was $21,750,000.

The building originally housed a Twin Mountain Spring Water Co. bottling plant but was left empty when that company moved.

In 2010, the state approved a $10.5 million bond with a 4 percent rate to lure Technical Graphics, which had several facilities throughout the region, into the building. Technical Graphics made security threads for Crane & Co., which makes the nation’s currency, and is now part of that firm.

The bond was part of the federal stimulus package.

Colliers International, a commercial real estate services firm, represented The Liberty Cos. Bob Rohrer of Colliers International’s Manchester office teamed with Lisa Campoli of the Colliers Investment Sales group in Boston to represent the seller.
