Gate City Charter School has signed a lease for a 17,850-square-foot property at 7 Henry Clay Drive in Merrimack.

The school had explored space in the former Dartmouth-Hitchcock building on West Hollis Street in Nashua this spring. Plans fell through at the last minute because of high renovation costs, prompting the move.

Gate City is an elementary public charter school scheduled to open in September with 140 students. The school anticipates growth to 180 students by 2016. The school will have an arts-integrated curriculum for grades K-8.

About 70 percent of the student body hails from Nashua. The Nashua School District buses charter students within the city, but because the school will be in Merrimack, Nashua students must come up with their own transportation.

“We are pleased with all that 7 Henry Clay Drive in Merrimack has to offer for our school,” Karin Cevasco, the school’s Development Committee co-chairwoman, said in a statement this month.

Formerly occupied by Ellacoya Networks/Arbor Networks, 7 Henry Clay Drive is a two-story office building on about 4 acres just off Exit 10 of the F.E. Everett Turnpike. The property includes a cafeteria, 210 parking spaces and technology infrastructure, according to a statement released by CBRE/New England, real estate firm for the property’s landlord, Adamian Construction & Development.
